Selling Your Land

Like most land trusts, Northeast Wisconsin Land Trust has limited funding to purchase land.

A "bargain sale" is appropriate when landowners require compensation for their property and can afford to sell at a price below what they would receive from the open market. The difference between the "fair market value" determined by an appraiser and the actual sale price is considered a donation to the land trust, this yields potential tax deductions.

Many land trusts in Wisconsin use the Knowles-Nelson Stewardship Fund - a state fund for land acquisition through the Department of Natural Resources, local governments, and non-profit conservation groups. When working with this stewardship fund, land trust's must meet specific requirements including developing a property management plan as well as opening the land to the public whenever possible.
